The short answer
Exterior painting in Riviera Beach starts with removing salt, chalk and mildew, then sealing cracks in stucco and block before applying coatings made for sun and moisture. Planning the work for drier months or dry mornings gives paint the best chance to cure.
Look at the north side of almost any house in Riviera Beach and you will find a green or black shadow along the base of the wall. Look at the south and west sides and you will find color that has gone pale and powdery. Those two problems, mildew in the shade and sun damage in the open, drive most exterior repaints in this part of Palm Beach County. Add salt carried in on the sea breeze and the occasional tropical storm, and an outside paint job here works much harder than one in a milder climate. ClearCoat Painting comes down from Jupiter to repaint homes throughout 33404 with that workload in mind.
Reading the warning signs on your walls
Rub your palm across a sunny wall. If it comes away coated in color, the paint has chalked, meaning the binder has broken down under UV and the pigment is sitting loose on the surface. New paint over chalk peels, so it has to be washed off and the wall sealed first.
Other signals we look for during a walk-around:
- Hairline or stair-step cracks in stucco and concrete block
- Bubbles or blisters where moisture is trapped behind the film
- Rust stains running down from light fixtures, hose bibs or rebar near the surface
- Soft or swollen fascia boards and window trim
- Gaps in caulk around windows, doors and utility penetrations
- Peeling on garage doors and entry doors that face the afternoon sun
Prep that coastal homes require
We pressure wash every surface we paint, using a solution that kills mildew instead of just blasting it off. Salt residue gets a fresh-water rinse, because salt left on the wall pulls moisture back to the surface and pushes the new coat loose. Then the house needs time to dry, which in summer can mean waiting until the next morning.
Cracks are routed or cleaned and filled with an elastomeric patch so they flex with the building instead of reopening. Bare stucco and repaired spots get a masonry primer. Rusty metal is wire-brushed and spot-primed. Wood trim that has rotted is replaced or repaired before a drop of finish goes on.
Coating choices for sun, salt and rain
For stucco and block, two families of products do most of the work. A premium acrylic is breathable and holds color well. An elastomeric coating is thicker and stretches over small cracks, which makes it useful on older homes with a network of hairlines, though it needs a sound surface and careful application to avoid trapping moisture. We explain which one fits your walls and why.
Color choice matters for longevity as well as looks. Very dark body colors absorb heat and fade faster in direct sun, and they show chalking sooner. Lighter and mid-tone shades with UV-stable pigments tend to stay true longer. Trim and doors can carry the bolder accent without the same exposure.
Scheduling around storms and the season
May through October is the wet half of the year in South Florida, with afternoon thunderstorms most days. The Atlantic hurricane season overlaps it, running from June 1 to November 30. We can paint during those months, but we start early, check radar through the day, and stop a section before a storm line reaches it so fresh paint is not washed down the wall.
The drier stretch from November into April is the easiest time for a full repaint, and many homeowners plan for it. If a storm is forecast while your job is underway, we secure ladders, plastic and materials so nothing becomes debris in high wind.
Neighbors, HOAs and the rest of the house
Some communities in and around Riviera Beach keep an approved palette, and changing your color may need a sign-off. We can help gather product names and color codes for that request. While we are on site, we can also paint garage doors, entry doors, shutters, railings, pool cage frames and exterior soffits so the whole exterior is finished at once. We serve the same way in Lake Park, Palm Beach Shores, Mangonia Park, Palm Beach and West Palm Beach.
