The short answer
ClearCoat repaints West Palm Beach offices, retail spaces, restaurants and rental buildings with phased, after-hours or weekend schedules that limit downtime. Coatings are chosen for traffic, cleaning and the South Florida climate.
A tired lobby, a sun-bleached sign wall or scuffed corridor doors tell customers something before anyone says hello. In a city as busy as West Palm Beach, that first impression has real weight. ClearCoat Painting handles commercial repaints for offices, shops, restaurants, clinics, rental properties and community buildings across 33401, 33405, 33407, 33409, 33412 and 33417. We travel about thirteen miles south from Jupiter and plan each project around one central question: how do we refresh your space while your business keeps running? The answer looks different for a dental office than for a bar, and different again for a fifty-unit apartment complex.
Planning a project that does not shut you down
We start with a site visit and a conversation about your hours, your busiest days and any spaces that cannot be disturbed. From there we propose a sequence. A medical office may need exam rooms done one at a time after patients leave. A restaurant may want the dining room painted over two closed days and the kitchen walls handled separately. A retail shop may prefer overnight work so the floor is open every morning.
Your contact gets a written schedule and a daily summary of what was finished and what comes next. If plans change because of an inspection, a delivery or a holiday rush, we adjust.
Interior commercial work
Commercial interiors take more abuse than homes. Carts hit corridor walls, chairs scrape conference room paint, and cleaning crews scrub restroom surfaces daily. We specify products for that reality:
- Scrubbable eggshell or satin for corridors, break rooms and waiting areas
- Semi-gloss or epoxy-modified coatings in restrooms and kitchens that are washed often
- Low-odor, low-VOC paints for occupied offices and healthcare spaces
- Dry-erase and chalkboard coatings for conference and training rooms
- Metal door and frame enamel that resists chipping from constant use
- Accent and brand-color walls matched to your logo palette
Exterior commercial work
Outside, South Florida sun and storms are the main enemies. Stucco and block facades fade unevenly, especially on walls facing south or west. Gutters and downspouts leave streaks, and mildew grows on shaded sides near landscaping. Before repainting, we pressure wash, repair cracks, seal around windows and storefront frames, and prime bare or patched areas.
We often recommend elastomeric coatings on older stucco buildings with hairline cracking, and premium acrylics where the surface is sound. Metal canopies, railings, bollards and stair rails get rust treatment and a primer made for metal. For multi-story work, we use lifts or ladders suited to the height and keep walkways protected with barriers and signage.
Rental and multi-family properties
Landlords and property managers in West Palm Beach often need two kinds of help: quick turnover painting when a unit goes vacant, and full-building repaints on a longer cycle. For turnovers, we keep a record of each property's standard colors and sheens so every unit looks consistent and touch-ups blend later.
For full-building projects, we coordinate with tenants about window access, balcony furniture and parked cars. Notices go out ahead of each phase. Associations that require board approval of colors and products can receive the documents they need before work begins.
Safety and cleanliness on an active site
When customers, patients or tenants walk past our work, safety is part of the job. We set up cones, caution tape and wet-paint signs around active areas, keep ladders out of doorways and walkways, and never leave equipment unattended in a public space. Drop cloths are taped down so nobody trips, and cords are routed away from foot traffic.
Cleanup happens every shift, not just at the end. Floors are swept or vacuumed, trash is removed, and furniture is returned to place before your staff arrives. In restaurants and food service areas, we work around health requirements, covering prep surfaces and equipment completely and coordinating with your manager on when the kitchen can be used again.
Weather and timing
Exterior commercial repaints are simplest during the drier months, roughly November through April. From May through October, afternoon thunderstorms are common, and hurricane season, which runs June 1 to November 30, can interrupt work with little notice. During that half of the year we start exterior work at first light, shift to interiors when storms build, and secure equipment and materials whenever a storm is forecast.
Our crews also work at commercial sites in Riviera Beach, Lake Park, Mangonia Park, Haverhill and Palm Beach Shores.
