The short answer
ClearCoat repaints offices, retail units, amenity centers and community buildings in Westlake, upgrading thin builder finishes to coatings meant for traffic, cleaning and Florida sun. Work is phased around business hours and community rules.
Westlake is still filling in. New storefronts, offices, amenity buildings and community facilities have gone up alongside its neighborhoods, and new construction creates its own painting needs. Builder paint on commercial walls is often a single coat of basic product chosen to pass inspection, not to stand up to daily traffic and western Palm Beach County sun. After a few seasons, scuffed corridors, faded stucco and stained restrooms start to show. ClearCoat Painting serves business owners, property managers and community associations in Westlake, about seventeen miles southwest of our Jupiter base, with repaints designed for long-term use rather than move-in day.
Common commercial projects in a growing city
In a place that is still building out, many commercial spaces are on their first or second tenant. Each change of occupant brings a fresh look, new brand colors or a different layout. We take on projects such as:
- Tenant build-out and turnover painting in retail and office suites
- Clubhouses, fitness rooms and pool buildings in residential communities
- Medical, dental and professional offices
- Restaurant and cafe interiors, including back-of-house walls
- Exterior repaints of stucco facades, trim, columns and metal canopies
- Gatehouses, guard booths, mailbox kiosks and entry monuments
Upgrading thin builder finishes
Newly built commercial walls often receive flat paint because it hides drywall flaws and is cheap to apply. Flat paint, however, marks easily and does not stand up to scrubbing. In hallways, break rooms and restrooms, we usually recommend moving to a durable eggshell, satin or a specialty commercial coating that can be cleaned without wearing through.
Before repainting, we check for nail pops, tape seams and settling cracks, which are normal as new buildings adjust over their first few years. Fixing them now keeps the new finish smooth.
Specialty areas need their own products. Restrooms and janitor closets benefit from coatings that tolerate daily disinfectant. Fitness rooms take sweat, equipment bumps and constant wiping, so a scrubbable satin or a light-duty epoxy finish holds up better there. Corridors that see carts or strollers can get a semi-gloss band at the lower portion of the wall or corner guards before painting. Doors and frames in high-use entrances are finished in a hard enamel that resists chipping. Matching the product to the room keeps maintenance crews from needing touch-ups every few weeks.
Exterior work on inland commercial buildings
Westlake is far from the coast, so salt is not the main concern. Sun and water are. Western Palm Beach County gets strong summer heat and heavy afternoon rain, and stucco facades can fade unevenly, grow mildew on shaded walls and develop hairline cracks. Irrigation overspray from landscaping can leave rust-colored stains on walls and columns if the water source carries iron.
We pressure wash with a mildewcide, treat stains, repair cracks with elastomeric patch and prime as needed. For finish coats, we choose between premium acrylics and elastomeric products depending on the condition of the surface. Metal railings, doors and canopies get rust-inhibiting primer before the topcoat.
Scheduling around customers and residents
Commercial projects need to fit the life of the building. Retail suites may be painted before opening or during off hours. Amenity centers are often scheduled around community events and pool hours. Offices may want work done room by room after staff leave. We provide a written schedule and keep the contact person updated daily.
For exterior projects, we plan around the climate. From May through October, the city sees hot, humid weather and frequent afternoon thunderstorms, and the Atlantic hurricane season runs from June 1 to November 30. We start early, finish exposed sections before storms build, and secure materials when severe weather is in the forecast. The drier months, roughly November through April, are best for larger exterior work.
Working with associations and property managers
Many commercial and community buildings in Westlake answer to a board, a developer or a management company. We are comfortable submitting written scopes, product data sheets and color schedules for approval. If there are rules about work hours, vehicle parking or noise, we follow them from day one.
We also handle commercial painting for clients in Palm Beach Gardens, West Palm Beach, Haverhill, Mangonia Park and Riviera Beach, so a manager with properties in several towns can work with a single contractor.
